How to Prepare for Selling Your Home
I'm in the office today working on getting a property ready to list in San Luis Obispo. I wanted to share more about this process. This will give you a better understanding of how to prepare your home for sale in the event you consider selling your home.
In this particular case, our client does not want to move until summertime. We are working in reverse based on their target move date. We need to determine all the tasks that must be completed and when to start them.
They're going to start on some of the property prep items now. One thing I'm doing today is putting together that property prep checklist.
This can range from decluttering to painting. Any special projects or improvements that need to be made on the property should be addressed. So we're getting a head start on all of those in the next few weeks.
We're also putting together the marketing calendar. We need to decide when we will list their home on the MLS and when it will launch as a coming soon listing. And importantly what are the ways to uniquely market their home to get them the most exposure to sell it in the shortest amount of time for the highest amount of money?
They're a family. They've got kids, so selling their house can be really disturbing to the family. It's going to be a lot just to try and show their home.
They're considering potentially moving out during that period. So we've got a lot of planning that needs to go into that, and we're helping them through that process.
